Bella Vista is about 8 km south east of our Rouse Hill base as the crow flies, on the western side of Norwest Business Park. Until the mid-1990s it was mostly small farms, and the old homestead still stands, now owned by The Hills Shire Council. Today it is a settled family suburb of 8,384 people (2021 Census) with a median age of 40, right beside a business park that employs more than 25,000 people.
Old Windsor Road is the big one. Transport for NSW widened it from two to three lanes each way between Seven Hills Road and Norbrik Drive to fix a known pinch point, with completion announced in April 2020. Norwest Boulevard crosses it at an interchange built in 2007, with Old Windsor Road dropping under, and the M7 has had an exit at the western end of Norwest Boulevard since 2005. Add delivery trucks heading to the new warehouses in West Bella Vista and you have heavy vehicles and fast cars sharing the same lanes.
Households here run plenty of vehicles: 31.8% had three or more at the Census, 46.1% had two and just 0.7% had none. Residents are mostly professionals (37.7%) and managers (20.3%), and hospitals were the top industry, with Norwest Private Hospital on Norbrik Drive. Then there are the businesses. Woolworths has had its head office in the Bella Vista part of Norwest Business Park since 2006, and warehouses keep going up in the west of the suburb.
